More Than a Course:
Tools to Analyze a Multifamily Property with AI
Video lessons teach the method. Fourteen AI prompts, a property analysis spreadsheet, and a step-by-step guide let you apply the course's methods to your next potential investment.
Instead of starting from scratch, you'll work from a library of pre-written AI prompts that you can adapt to help you screen real estate offerings efficiently, build a well-supported operating statement, project rent unit by unit, test whether the income supports the loan, and estimate the highest price you can justify paying.
Whether you're reviewing your first small multifamily property or building a repeatable acquisitions process, this course shows you how to use AI as a practical analysis partner while you stay in charge of the decisions.
Who this is for
- Investors buying or evaluating apartment buildings
- Busy professionals who want a disciplined way to analyze potential investment properties
- Brokers and analysts working multifamily who want an AI edge
What you'll learn
- A practical framework for telling an AI tool what information to use, how to label its assumptions, what calculations to show, and how to present the result
- A review of the core metrics used in multifamily analysis, including NOI, cap rate, yield on cost, equity multiple, DSCR, and IRR
- How to test downside cases, including lower rents, longer lease-up, higher operating costs, and unexpected capital needs
- How to examine several exit-cap assumptions instead of relying on a single IRR
- How to estimate the highest price that still meets your financing and return requirements
- How to check an AI analysis for hidden assumptions and errors, even when the math looks correct
What's included
- Over two dozen video lessons
- A copy-and-paste Prompt Library of 14 prompts for screening, rent-roll review, financing, risk analysis, exit analysis, and price evaluation
- Two Excel property-analysis workbooks: A completed example that follows the course case study, and a blank version for your own deals. Use either one to check the calculations the AI gives you. Also opens in Google Sheets.
- A course workbook
- A property analysis record-keeping file

Frequently Asked Questions
How long do I have access to the course?
After enrolling, you have unlimited access to this course for as long as you like, across any and all devices you own.
Why does the course include both AI instructions and a spreadsheet? Aren't they redundant?
They overlap on purpose, but they do different jobs. The AI does the reading, organizing, and questioning: it pulls figures out of property documents, points out costs the seller left out, and lists what is missing. The spreadsheet does the math the same way every time, with every formula visible.
When both calculate the same figure, any difference shows you where to look before you rely on it.
Which AI tool do I need? Do I need a paid subscription?
The course teaches a method, not a product, and the instructions work with current mainstream AI assistants.
Some features help and may require a paid plan: reliable file uploads, a deeper reasoning or extended thinking mode for calculation-heavy work, and web search with working citations for researching comparable rents. The method does not depend on any one tool or plan.
Do I need experience with AI or with financial analysis?
No. Every term is defined the first time it appears, and one module covers the main measures, such as net operating income, cap rate, and debt coverage, before they are applied. If you already analyze properties, the concepts will be familiar, and the course concentrates on directing the AI and checking its work.
The example property has six units. Will the method work on a larger property?
Yes. Six units keeps every calculation small enough to follow by hand. The method is the same for a larger property, the spreadsheet's rent roll holds up to 50 units, and the case study covers what to adjust as a property gets larger.
Will the course tell me whether to buy a property?
No. The course gives you a method for reaching a supportable analysis, including the maximum purchase price that meets your requirements. That price is an analytical result under your assumptions, not a recommendation and not an appraisal. Whether to make an offer, and at what price, is your decision.
Was AI used to create this course?
Yes. As you might expect from a course about using AI, I used an AI assistant to help draft and organize the slides, narration, prompts, and spreadsheets. Every piece was then reviewed and revised, often through many rounds of editing, and the figures in the lessons were checked against the spreadsheet. In other words, the course was built with the method it teaches: the AI drafted and organized, and I directed it, checked its work, and made the final decisions.
